Heritage Building Renovation Design & Queenslander Renovation Design: “Garnett Hill”, Coorparoo

The renovation and extension of “Garnet Hill“, is a benchmark for heritage building renovation design and Queenslander renovation design. This project transformed an original 1884 home into a beautifully resolved, restored, contemporary Queenslander that honours its history while embracing modern family living.

Adaptive Design and Problem-Solving

The project faced structural challenges and incomplete documentation with the original plans. However Story+Lab and JDL Construction brought the design in-house, creating a full redesign that respected heritage requirements, approval conditions and improved functionality. As a result a split-level layout connects the original home to new kitchen, dining, and landscaped courtyard spaces. The granny flat integrates seamlessly, supporting multi-generational living.

Heritage Character Meets Modern Comfort

The renovation preserves heritage charm with standout features such as a restored brick fireplace, hand-painted ceiling roses, and salvaged VJ walls and windows. Modern comforts include discreet ducted air conditioning, smart home automation, and water-efficient fixtures. As a result these elements combine traditional character with contemporary convenience.

Thoughtful Layout for Family Life

The home now offers four bedrooms, two bathrooms, a dedicated study, formal sitting room, sunroom, and generous living areas. As a result each space supports family life and entertaining. The renovated attic, with restored dormer windows and a new roof window, provides a tranquil retreat with sweeping views of Brisbane’s skyline.

Technology and Client Experience

Interactive 3D documentation using ArchiCAD coupled with BIMx allowed the client to visualise every detail. This ensured clarity and confidence in decision-making throughout the process. The project was delivered with flexibility, responding to site conditions and client feedback.

Award Recognition

This project was honoured as a finalist in the HIA Awards, celebrating excellence in heritage building renovation design and Queenslander renovation design.

In conclusion, the Garnett Hill renovation demonstrates how heritage homes can be respectfully restored and reimagined for modern living. It sets a new standard for adaptive design and craftsmanship in Brisbane.
