Norman Park 23 – Lift and Build Under Queenslander – Building & Interior Design Brisbane
Set on a steeply sloping site with tight access, this lift-and-build-under project was a true engineering challenge. We transformed a tired three-bedroom Queenslander into a spacious five-bedroom, three-bathroom family home with generous living areas across two levels.
The upper level retains the original character, while the newly built lower level introduces modern functionality with an open-plan kitchen, living and dining area, guest suite, laundry, and butler’s pantry.
Design Challenges
The site’s steep slope and restricted access demanded innovative thinking. Creating a level outdoor space and ensuring structural integrity were key priorities.
Design Solutions
Extensive retaining walls and a relevelled backyard allowed us to create a seamless connection from the deck to the outdoor area. This approach turned a challenging block into a highly liveable home. The lower level now flows effortlessly to the outdoor entertaining space, maximising usability and lifestyle appeal.
Interior Design
This home embraces a modern Queenslander aesthetic with farmhouse inspiration. Traditional VJ wall linings feature throughout, paired with plasterboard ceilings and decorative cornices for a timeless look.
Rich Blackbutt hardwood flooring runs through the entire home, including the internal staircase adjacent to the front entry door. The kitchen and adjoining bar lean into a coastal farmhouse style, showcasing bold blue tones and warm timber accents.
The ground-floor bathroom adds character with a restored and reclaimed side table repurposed as a vanity, topped with a marble benchtop. Off the kitchen and living rooms, a full-width deck creates an expansive outdoor living zone, cleverly concealing water tanks beneath. Sustainability is front of mind, with a 10kW solar system on the roof and ducted air conditioning integrated throughout.
This home is the perfect example of a modern Queenslander, carefully designed to suit the site’s topography while adding function and long-term value.
Collaboration
Delivered in partnership with JDL Construction through a builder-led design process, this project showcases precision and creativity. Completion is scheduled for early 2026, stay tuned for photography and video highlights.
