Norman Park 73 – Lift and Build Under Queenslander – Building & Interior Design Brisbane

On a compact 405m² block in Brisbane, this lift-and-build-under project reimagines a classic Queenslander for modern family living. The design preserves the original character while introducing a refined contemporary edge.
The upper level has been meticulously restored, featuring four bedrooms, a second living space, and a practical study nook. Downstairs, a new lower level delivers a double garage, laundry, powder room, and an open-plan kitchen, dining, and living area—perfect for entertaining and everyday life.

Design Challenges

Working within a tight footprint required smart planning. Overshadowing from neighbouring properties limited natural light, and integrating modern spaces without compromising the home’s heritage was essential.

Design Solutions

To overcome these challenges, a custom skylight was introduced to draw light from the overshadowed boundary. Extensive built-in cabinetry maximises storage and enhances functionality. Square-set plasterboard and clean junctions downstairs create a crisp, modern aesthetic, while the restored upper level retains its pre-1946 charm.

Interior Design

This home embraces a bold two-tone colour palette. Externally, a striking black-and-white scheme sets the tone, flowing seamlessly indoors.

Downstairs showcases a contemporary finish with concrete-look tiles and a stunning feature green marble island benchtop. Black cabinetry is softened by spotted gum accents, creating warmth and contrast. Built-in bench seating frames the dining area, improving space efficiency and providing hidden storage. This feature transitions into the living room cabinetry for a cohesive look.
 
The lower level is defined by square-set plasterboard and sharp junctions, reinforcing the modern feel. Ascend the feature spotted gum staircase and timber screen to enter the tranquillity of the restored cottage above.

Upstairs, the original Queenslander character shines. VJ wall linings pair beautifully with plasterboard ceilings, creating a light-filled, inviting atmosphere. Ducted air conditioning has been thoughtfully integrated for comfort without compromising heritage details. 

Collaboration

Delivered in conjunction with JDL Construction through a builder-led design approach, this project exemplifies teamwork and precision. Completion is expected in early 2026, stay tuned for finished photography and video highlights.
